Engineering and facility maintenanceManagement of all Electrical, Electronics, communications, mechanical aspect of a facility starting from design to maintenance. the back bone of any facility or operations is The support services and this requires all vital support services to be in a state of operational readiness and preparedness .this is achieved by evolving a planned schedule of Preventive and corrective maintenances at time of breakdowns and emergencies.S.L.V Facilities & Property Management------------------------------------------------------------------------------------------------------- The engineering maintenance services proposed has been designed to match and exceed the requirement of some of most stringent international quality standards for the same. Planned preventive maintenance is defined as a maintenance procedure that is planned In advance either in accordance with manufacturer recommendations or based on Experience or other standards that may exist for the same to probe and pre-empt any future breakdowns.Corrective maintenance is defined as an immediate and instantaneous action initiated towards restoring optimum operation level of equipments or other engineering supports Systems following their breakdown.Monitoring vendor specifications is defined as ensuring that the equipment or Machinery is supplied according to the specific technical requirements and providing a Tracking system to follow up on the AMC entered into with the vendor.The above will ensure that the operational functionality of the equipment and machinery is maintained according to its corresponding life expectancy.The above services will be rendered by our team of trained and experienced engineers, With proven track records in their respective fields .however, works of certain nature May be outsourced to external agencies from time to time based on the client requirement And availability of in house expertise for the same.Ancillary servicesThis includes management of housekeeping, linen management, ground management, Waste management, pest control, security, parking, fire and safety, vendor management and transportation. 1. Housekeeping services The house keeping services will ensure a healthy, hygienic, clean and an aesthetically Pleasing environment in the facility and the adjoining common areas within the facility Compound. This will be achieved by implementing a mutually agreed program of cleaning services which will include but not be limited to sweeps, mops, and wet washes Of the floors, vacuums spot cleaning, and cleaning and cleaning top of windows, door frames, Furniture and fixtures. Procurement of all equipments tools, chemicals, and consumables for the above services will be the responsibility of S.L.V the manpower cost, administrative cost such as uniforms for the staff, mobile cost of the managers and supervisors, training cost and the stationary cost will be on S.L.V S.L.V Facilities & Property Management------------------------------------------------------------------------------------------------------- Providing& maintenance of all capital equipments for housekeeping will also be the Responsibility of S.L.V but the cost of the same will be borne by the client .The services offered is designed in manner that enables our customer and us to assess and Measure quantitatively and qualitatively the performance and the percentage of Improvement brought about in the facility .the key performance indicators (KPI)for the Same will be identified and fixed based on mutually agreed figures for the same and following a thorough assessment of the facility conducted by our operations team as a prelude to signing of contract and finalization of key performance indicators for the facility. BIOMEDICAL/GENERAL WAST MANAGEMENT: This service will be limited to collection Of waste which has been segregated as per color coding, weight log and shifting of the same to the disposal terminal. Trolleys and bin liners of stipulated colors along with related consumables will be back charged to the facility. The collection and disposal of biomedical waste is responsibility of an external vendor, authorized by the pollution control board and hired directly by the client.S.L.V will be restricted to monitoring the activities of this vendor. Pest control: This service will entail control of rodents and insects within the premises 4. Fire and safety: This service will encompass identification of fire hazard and provide Solutions to the same to ensure fire safety and prevention in accordance with the requirement of the local statutory guidelines. This service will ensure that facility is adequately equipped to face and counter any and all emergencies. Risk Assessment ?Identification of potentials for fire hazards?Prevention ?Recommendation for fire prevention and firefighting devices Training ?Emergency Evacuation procedure for operating a fire extinguisher Security: This service will ensure protection of the property within the facility Complex by identifying possible areas of weakness, intrusion and entry and exit points into and out of the facility and implementing security solutions that address and alleviate these issues. A dedicated team will be posted in the client’s facility as per the requirement. Project management : This area of operations handles Renovation and up-gradation of infrastructure, new const ructions etc. we undertake two types of projects: comprehensive projects management and turnkey project management.Special services:1.Upholstery cleaning 2.carpet shampooing 3.facade cleaning 4.floorn restoration 5.vinyl restorationValue added services: A. Help desk operation-to provide single point solution to the client B.Technical support on additions or renovations. C.Monthly walk through to ensure compliance of standards D. maintenance of all potted plants in the facility. Labor and business ethics: The client company gets involved in the recruitment process and the technical Staff is finally selected by them. our involvement starts from the time we give the Advertisement in media, and approach various organizations including educational institutions. The selection of personnel is conducted by our representatives also who are Professionals. We verify the background of the staff through external agency and get a BGC Report (recommendation for appointment) before appointing. We issue appointment letters to our contract labor for the stipulated period. 5. The wages are paid as agreed to the client but never below the minimum wages required. S.L.V Facilities & Property Management ------------------------------------------------------------------------------------------------------- All statutory requirements are catered for by our company. 7. We provide all the welfare facilities in consultation with the clients such as Medical Aid help for locating suitable Accommodation etc. The client often provides Transport and subsidized canteen facilities. The manpower is selected from various states, the focus being southern states however we do take competent personnel from other states such as Rajasthan, up, Orissa, etc. 9. We ensure that there is no breakdown of any service as we have kept adequate 10. We have training department with the manager assisted by four senior executives who conduct induction, periodical and random training. We ensure disciplined manpower to be enrolled us and we undertake the monitoring of their punctuality, attendance, leave etc. with the help of swiping machines supported by honey well software. It caters for time office solution management. The behavior is monitored by the supervisors and with the help of client feedback. 12. we ensure the labor ’ doesn’t resort to any union activities. The labor is rotated before they complete the stipulated 240 days of work in any company however the company policy (client) over rides all other considerations. The wages are paid to the staff before 7th We in our company apart from written suggestions and complaints have introduced the concept of help line wherein the three training executives respond to the suggestions and complaints from either the employees or the client representative. The recruitment process was entirely handled by us, when so authorized by the client company .however; there is full participation by the client company for conducting the recruitment tests and interviews. This manpower is subjected to quality checks by our staff and, more importantly, the client management staff.We are working our all the standardized procedure to adhere to the specifications/ requirements as stipulated by bulls eye consulting group.The quality not only pertains to the manpower but essentially to day to day and long term service requirements.Customer service & ResponsivenessDepending on the type of feedback the response is immediately initiated and the problems are resolved .in case of change or the replacement of manpower over and above 10%reserev, the response time increases accordingly. However the company maintains a Data bank and, thus, the schedule time can be shortened.As stated earlier the feedback initiated by the company (clients) is processed through supervisors and reaches the training manger, who in consultation with operations manager and CEO takes suitable action.
